Fog between the panes

The seal on the glass unit has failed and moist air got in. You can't wipe it off. Fix: a new sealed glass unit.

Cracked or broken pane

The cracked pane is part of the sealed unit. Fix: a new sealed glass unit made to size for your window.

Frame damage

The frame is cracked or warped, or the window won't close or lock. Fix: often a new vinyl window. Send a photo and ask.

Your window glass is a sealed unit: two or more panes held apart by a spacer bar, with a seal around the edge. When the seal fails or a pane cracks, the whole unit gets replaced. Your frame doesn't.

Is it a failed seal or just condensation?

  • Fog or droplets between the panes: failed seal
  • Fog that comes and goes with the sun or weather: failed seal
  • A white film or streaks you can't clean: failed seal

Window glass repair questions

Can a foggy window be fixed?

Yes. Fog between the panes means the seal on the sealed glass unit has failed and moisture got inside. The fix is to replace that sealed unit with a new one. In most vinyl windows the frame can stay, so you don't need a whole new window.

How much does it cost to fix a foggy window?

Pricing depends on the size of the glass. Most sealed glass units cost between $110 and $400 each, and a typical window unit is around $215. Interior grilles between the glass are $8 per grille square (each opening in the grid). Text a photo and rough measurements to 905-638-0117 for a free quote.

How do you fix a cracked or broken window pane?

In a double-pane vinyl window, the cracked pane is part of a sealed glass unit. We measure it, order a new sealed unit made to size, and install it in your existing frame.

Is it cheaper to fix the glass than to replace the window?

Usually, yes. Replacing only the sealed glass unit means you're not paying for a new frame or the work of removing the old window.

Is condensation on the inside of my window the same as a failed seal?

Not always. If you can wipe the moisture off the inside or outside surface, it's normal condensation and the seal is fine. If the fog is between the panes and won't wipe off, the seal has failed and the glass unit needs replacing.

What if my window frame is damaged too?

If the frame is cracked, warped or the window won't open, close or lock, new glass won't fix it. In that case we can replace the whole window with a new vinyl window.
